In July 2018 Connection Capital clients invested £2.3m, as part of an £8.3m secured loan, to fund the development of a new 117-home residential property. The property, Vanburgh Court, is located in a prime commuter location in central Slough and will offer a mixture of reasonably priced but well-specified studio, one and two-bedroom apartments with communal landscaped areas.
This was a popular alternative investment opportunity with 44 Connection Capital clients providing the funding in a matter of weeks. Clients were attracted by the location of the property, backing an experienced developer with the site almost complete and over a third of the units already sold. Significant downside protection was provided through a third party valuation.
The expected redemption date for the investment was September 2020.

Progress

The CC client investment was redeemed in full in March 2020, ahead of the original redemption date, providing net returns to clients of c1.2x.
